What is the difference between a Mobile, a Manufactured, &  a Modular home?
*California Law distinguishes between these homes by the building codes to which they must comply. Manufactured Homes are built in a factory and must comply with the National Manufactured Home Construction and Safety Standards, a uniform code administered and enforced by the U.S. Department of Housing and Urban Development (HUD). Mobile Homes were constructed to comply with standards enforced by California State prior to June 15, 1976, when the HUD Code became effective. Although there are still mobile homes in the existing housing stock, they have not been constructed since this date. Modular Homes are constructed on sight to comply with the California Uniform Building Code.  Is financing readily available for Mobile and Manufactured homes?

Where can we place a Manufactured home?  

In 1982 state law mandated that Manufactured Homes are allowed in any lot zoned for residential use. There are also manufactured housing communities throughout North San Diego.

 

What types of architectural styles are available for Manufactured homes?  

Manufactured Homes come in a wide variety of architectural styles, with features such as: stucco or wood siding; tile roofs or composition shingles; and a choice of different window sizes and shapes. Home buyers also have their choice of a wide variety of floor plans, options and upgrades. Interiors can feature: Stainless steel appliances, vaulted ceilings, 9 foot side walls, crown molding, breakfast nooks, Jacuzzi tubs, and walk-in closets.

What are factory options or upgrades?

Factory options or upgrades are items such as fireplaces, prismatic dormers, bay windows, mirrored wardrobe doors, DVD, surround sound, tile edging or corian kitchen counter tops, corner curios and much more!


Do Manufactured homes come with a warranty?

Yes! There is a one-year manufacturers warranty on parts and labor on all brand new Manufactured Homes. In addition, many of the components of the Manufactured Homes have separate warranties, such as shingles, siding, windows, and appliances.
